Gurugram's office boom hits a new high with 100 million sq ft of workspace

After a decade of sustained leasing, fresh supply and institutional investment, Gurugram’s office market passed a key milestone, with the city’s total office stock crossing 100 million square feet in 2026, according to CBRE.In its Corridors & Clusters: Driving Haryana’s Next Growth Phase report, the property consultant said the office market is expected to continue expanding and could reach nearly 120-125 million sq ft by 2030. The report also pointed to a structural shift in the city towards institutional-grade, sustainable office developments.The 100 million sq ft milestone follows five years of strong activity. Between 2021 and the first quarter of 2026, Gurugram recorded office leasing of 40 million sq ft while developers completed 21 million sq ft of new office space.

Investment shifts towards high-quality assets

Since 2018, Gurugram has drawn nearly $6 billion in investment inflows, according to the report. Around half of the city’s office stock is now green-certified and nearly one-third is institutionally owned, reflecting the growing presence of professionally managed commercial assets.“The city accounts for around 6 per cent of India’s entire REIT stock. Meanwhile, of the total 100 million sq ft, around 59 million sq ft is now green-certified, and around 35 million sq ft is institutionally owned,” the report said.International occupiers have also remained active in the market, leasing more than 17 million sq ft of office space over the past five years.The report said land and site acquisitions attracted the largest share of investment capital at around 50%. Built-up office assets accounted for about 38%, while industrial and logistics developments made up nearly 5%. The remaining 7% was spread across other asset classes.

Large campuses, foreign universities add to demand

CBRE said both global and domestic companies are increasingly setting up large-format campuses in Gurugram. At the same time, foreign universities are establishing facilities in Grade A technology parks. It added that the Development Management Agreement (DMA) model is enabling capital-efficient development of institutional-quality projects.Anshuman Magazine, Chairman & CEO – India, South-East Asia, Middle East & North Africa, CBRE said, “Gurugram’s evolution from an industrial satellite town into a 100-million-square-foot office market reflects four decades of sustained infrastructure investment, policy support, and developer confidence. Not just scale, the city stands out in terms of quality of the real estate as well.”The executive further added, “Institutional ownership, green-certified assets and strong interest from international occupiers continue to deepen, positioning Gurugram among the most mature office markets in the country.”
